I can provide you with Full Access to this site which will a big benefit to both of us as it allows me to share all the tools of my business.  It will be my responsibility to represent the sole interest of you, the Buyer.  This includes searching for a home/cottage, negotiating the best price and handling all the details of the purchased property.  As your Agent, I will provide you with access to more available property information via this web-site.

Provide you with information, regarding all properties:
  • Listed with the Real Estate Board on line at your convenience
  • Complete, daily searches of homes appropriate to your needs and budget.
  • Instant Notification On All New Properties
  • Availability to show you homes at your request
  Assist you upon request, in obtaining the best available services, including but not limited to:
  • Lawyers
  • Mortgages
  • Building Inspectors
  • Appraisers
  • Movers
  • Surveyors
Advise prospective Sellers or their brokerages that I’m representing and negotiating on behalf of you the Buyer.

At all times, demonstrate accomplished, professional conduct for the most pleasant real estate experience.

Unless limited by acknowledgement of “Dual Agency”  exercise fiduciary duties in favor of the Buyers, including loyalty, obedience, competence, confidentiality, accountability and disclosure and to be fair to all parties.

I will not disclose your identity to prospective Sellers if instructed to do so.

Disclose the total amount of my fees.

At the time of closing of residential property, there are additional costs that may be incurred:
  • Deposit:  At the time of presenting an Offer to Purchase you will have to submit a deposit cheque, which is Payable to the Listing Company and held in their Trust Account until closing and the amount of the deposit is deducted from the Purchase Price.
     
  • Survey:    If the seller doesn’t have an up to date Survey the lending institution may require one, showing the buildings, property lines, fences and structures, done by an Ontario Land Surveyor.   Could be an additional cost of $1,000.00 to $1,500.00.
     
  • Title Insurance:  An alternative to an up-to-date survey is Title Insurance.  The cost of the insurance is based on a sliding scale depending on the value of the Purchase.  Typically the cost ranges between $300.00 and $500.00. 
(note of caution:  Title Insurance does not correct title problems.  It merely compensates the Buyer as a result of negative impact resulting from the title defect.)
  • Land Transfer Tax:  Purchasing Real Estate in Ontario requires a Provincial Land Transfer Tax on closing.  It is paid directly to the Province of Ontario and is based on the following formula.
*0.5% is paid on the first $55,000.00
*1% is paid on the next $195,000.00 of property value
*1.5% is paid on the next 150,000.00 of property value, with
*2% paid on any value in excess of $400,000.00.   In short $4,475.00 in provincial Land Transfer Tax is owed on this $400,000.00 transaction, with 2% payable on any value in excess of that amount.
